Senior Manager/Director, Acquisitions

Job Description

• ・Own, implement, and execute a strong A&I strategy for acquisition and divestiture transactions, JV’s, strategic partnerships within the real estate & datacenter sector, and engage the supporting ecosystem in line with MC Digital Realty’s corporate investment strategy and growth objectives.
• ・ Hands on in the entire ‘origination to execution’ investment lifecycle in leading & structuring transactions and lead negotiations with counterparties representing MC Digital Realty’s best interests.
• ・ Source value-add acquisition and pipeline deal development opportunities in Japan
• ・ Present investment opportunities and make recommendations to senior investment management, including engagement with both shareholders (Digital Realty and Mitsubishi Corporation).
• ・ Prepare both brief and comprehensive investment proposals, as appropriate in coordination with compliance, legal.
• ・ Structure and negotiate transaction documents in support of revenue generation, value creation and development investment activities.
• ・ Hold responsibility for all areas of due diligence and closing processes with all parties engaged.
• ・ Lead all aspects of the analysis and underwriting of prospective investments assessing the investment’s risk/return profile.
• ・ Develop and nurture positive relationships internally, especially with MC Digital Realty’s management, portfolio managers, owners of land, real estate & datacenters, developers, partners, external counsel, and joint venture/ co-invest partners.
• ・ Collect market data and maintain knowledge of key data center industry trends vital to forecast anticipated future economic conditions and developments in Japan.
• ・ Review and analyze existing real estate / datacenter portfolio to determine assets for disposition to maintain and improve MC Digital Realty’s portfolio and value creation in portfolio yield and benchmarks.
• ・ Collaborate closely with MC Digital Realty’s management and acquisition team on investment and asset management issues that impact the business.
• ・Influence and collaborate with Digital Realty and global and APAC stakeholders within a global matrix structure.

Qualifications

■ Knowledge/Experience

• ・ Minimum of 5+ years of hands-on acquisition, investment, and/or divestiture transaction experience in commercial real estate and/or data centers. This should include site selection, land acquisition, underwriting, financial modelling, valuation, due diligence, negotiation, and closing.

■ Skills

• ・ Excellent Analytical and financial skills, ability to review, evaluate and to correctly interpret data, and identify any associated limitations, gaps, and flaws, gather, and manipulate data to identify solutions, support recommendations.

■ Language

Japanese: Native-level proficiency
English: Fluent professional proficiency, with demonstrated ability to independently lead meetings and discussions, present and advocate for investment recommendations, influence decision-making, and negotiate in English with senior stakeholders at Digital Realty.

■ Education

• ・A relevant bachelor’s degree and master’s degree is desirable.

■ Travel

• ・ Willing and able to travel within Japan.

Preferred Qualifications

• ・Direct experience in data center site selection and land acquisition.
• ・Experience working with shareholders, investment committees, joint ventures, or global stakeholders.

Salary increase & bonus

• Annual salary planning is taken place based on each performance review
• Annual bonus payment will be eligible for all employee except Sales, who are eligible for sales incentive plan
• Target bonus/Sales incentive are varied according to job level

• Paid holidays: 10 days are accrued for the first year, and 20 days will be added per year from 2nd year, those paid holidays will be effective for two years from each grant
